LET (& RENT COLLECT) 10% plus VAT (12% including VAT) for the first year 0% for any consecutive years of the duration of the tenancy
FULL MANAGEMENT 6% plus VAT (7.2% including VAT) per annum No increase in fee for subsequent years of the tenancy

VACANT MANAGEMENT £230 plus VAT (£276 including VAT) per month This is a minimum monthly charge. A detailed quote will be provided once the size of the property and range of services required is known
SEARCH 50% of 1 month's rent plus VAT, subject to a minimum charge of £2500 plus VAT (£3000 including VAT) A £500+VAT (£600 inclusive) deposit to be paid upon instructing London Property Collective; deductable from the final fee due.....

Costs before tenancy starts

DEPOSIT No cost to landlord On acceptance of an offer, subject to contract, the tenant will be asked to pay a pre tenancy deposit equivalent to two weeks' rent. A receipt will be issued for these funds detailing the terms and conditions. In the event that the tenant withdraws from the tenancy, any reasonable charges (as detailed within the receipt) will be deducted from this payment
TENANCY AGREEMENT £200 plus VAT (£240 including VAT) £200 plus VAT (£240 including VAT)
REFERENCES No cost to landlord £50 plus VAT (£60 including VAT) per occupant over the age of 18 (we must check that every occupant over 18 has the legal right to rent in the UK)
SECURITY DEPOSIT No cost to landlord Equivalent to 6 weeks' rent (unless otherwise agreed) This will be protected by the Tenancy Deposit Scheme (if an AST) and may be returned at the end of the tenancy
PET DEPOSIT No cost to landlord Equivalent to 8 weeks' rent (unless otherwise agreed) This will be protected by the Tenancy Deposit Scheme (if an AST) and may be returned at the end of the tenancy

INVENTORY & CHECK IN COSTS Inventory company charge dependant on the size and content of the property. The tenant will pay for the inventory and check out at the end of the tenancy No cost to tenant

Costs at the end of the tenancy

CHECK OUT COSTS No cost to landlord Inventory company charge dependant on the size and content of property. The cost of the check out will be passed directly to the Tenant from the inventory company used. The Landlord will pay for the inventory and check in
PROFESSIONAL CLEANING No cost to landlord As per the charge of the cleaning company. The charge will be deducted from the Security Deposit if this has not been carried out at the end of the tenancy. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy
